About the Role
StormRiver is a US-based real estate wholesaling operation in Atlanta, GA. We control assignable purchase contracts on off-market properties and assign or JV them to cash investor buyers. We run lean — AI-enabled, direct culture, no fluff.
We're looking for a Senior Disposition & Transaction Coordinator who can take a deal from verbal seller agreement all the way to recorded closing with minimal founder involvement. You own the middle of the deal. The goal is for you to handle 85–95% of the dispo and closing process so the founder stays in the approval seat — not the bottleneck.
This is not a junior VA role. This is a senior operator position for someone who has done this before, knows the process inside and out, and can run it autonomously.
What You'll Own
- Seller paperwork and e-signature coordination (from verbal close to signed contract)
- Buyer packet creation and distribution
- Buyer list building, outreach, and follow-up
- Showing and property access coordination
- Title company and closing attorney coordination
- CRM updates, milestone tracking, and deal file management
- Daily status updates to team leadership
- Pushing every file toward recorded closing on time
- Between deals: skip tracing batches, list maintenance, CRM hygiene, vendor coordination, and process documentation as directed
What StormRiver Leadership Handles
- Everything else belongs to you. Leadership approves only:
- Pricing strategy and price reductions
- JV decisions and final buyer selection
- Legal or title issues
- Contract changes and anything involving money movement
What We're Looking For
- 5+ years in US real estate wholesale disposition, transaction coordination, or investor-side closing (exceptional 3+ year candidates considered if they can walk through specific deals in detail)
- Has personally moved signed wholesale contracts to closing — you can name specific deals, markets, and assignment fees
- TC fundamentals: milestone tracking, title and attorney coordination, document management, on-time closings
- Has built and worked cash buyer lists — comfortable calling investors directly
- US real estate CRM fluency (REsimpli, Podio, Follow Up Boss, Salesforce, REI Reply, or similar)
- Spoken and written English clear enough for direct work with US closing attorneys, buyers, and sellers
- Autonomous operator — you solve problems first and escalate only what truly needs escalation
- Reliable internet and power — backup required
Nice to Have
- Atlanta or Georgia market familiarity — knows the metro counties, common attorneys, common title companies
- Creative finance dispo experience (Sub-To, Seller Finance, Hybrid)
- Existing US cash buyer relationships in any major investor market
This Role Is NOT For You If
- You're a general VA looking to break into real estate
- You can't name specific deals, markets, or assignment fees you've worked on
- You've only done inbound work — no outbound buyer calling experience
- You've never coordinated with a title company or closing attorney
- Your spoken or written English is difficult for US attorneys or buyers to follow
- You need hand-holding or frequent check-ins to stay on track
- You are currently running multiple full-time roles in parallel
- You cannot provide a US-based real estate operator as a reference
Compensation
~$1,200–$1,500/mo depending on experience
